I would recommend Assetto Corsa Competizione (sometimes people get confused, it's a new game, not the original Assetto Corsa). It has its issues and there are sims that are better in many aspects, but it overall strikes a good balance. It has a decent sized online community, it's actively maintained and pricing is reasonable.
